Why your beach house name matters

Naming a house feels sentimental, but the numbers behind it are surprisingly hard. Conveyancing firm Muve analyzed more than 2.1 million UK property sales between 2020 and 2023 and found that freehold homes with a name sold for an average of £247,983 (roughly $315,000) more than numbered ones. Even the simple act of adding "The" to the front of a name added roughly £9,000 (about $11,400) in average value.

Research from Savills found that homes called "The Manor House" command an average price tag of £1.4 million (about $1.78 million), with more than two in every five sales topping £1 million ($1.27 million). That's nearly four times the average price in England and Wales. Earlier research by Barclays Mortgages found that elegantly named homes sold for up to £5,000 (about $6,300) more than comparable unnamed properties.

The lesson for short-term rental hosts is the same one luxury real estate agents have known for decades: a thoughtful name signals care, story, and quality before a guest reads a single line of your listing. And in short-term rentals, every signal counts. How to choose a beach house name in 6 steps

Before you dive into the list, run any name you love through this filter:

  1. Anchor it in place. What's the most distinctive thing within a half-mile of your front door? A particular dune, a historic lighthouse, a tide pool, the species of seabird that nests on the bluff. Start there.
  2. Say it out loud, three times. If you stumble, your guests will too. Names that survive being spoken to a tired check-in agent on a Friday night are the ones that last.
  3. Keep it short. Two or three words is the sweet spot. "Saltspray Cottage" works. "The Old Beachfront House at Pelican Point Lane" does not.
  4. Check it isn't taken, locally and online. Search Airbnb, Vrbo, Google Maps, Instagram, and your local registry. Naming clashes hurt SEO and confuse guests.

5 beach house naming mistakes to avoid

After looking at thousands of vacation rental listings, the same handful of mistakes come up again and again:

  1. Naming it after yourself. "The Smith Family Beach House" works as a personal label and almost never works as a brand. Guests want to imagine themselves at the property, not be reminded of the people who own it.
  2. Cramming in keywords. "Luxury 4-Bed Oceanfront Hot Tub Beach House with Wifi" is not a name. It's a search query. Names and SEO descriptions live in different fields.
  3. Using a name already in use locally. Two "Sand Dollars" within a five-mile radius will confuse guests, delivery drivers, and Google Maps. Always check.
  4. Picking something unpronounceable. If a guest can't say it confidently to a friend, they won't recommend it.
